HOA Accounting and Finance

Module in preparation

The OpenResi accounting module is currently in active development. The features described below are planned, and are not yet available in the app. Watch for announcements in the dashboard or contact support@open-resi.app.

Why a new accounting module

Common accounting software for HOAs (DOMUS, SSB2000, DOMSYS, …) requires:

  • Knowledge of double-entry bookkeeping (debit/credit)
  • Hours of training for a new chairman / treasurer
  • External Excel spreadsheets for everything the software cannot handle

OpenResi does it differently. In the app the chairman works with everyday termsmonthly fee schedule, payment, repair fund, annual statement — while the double-entry bookkeeping runs in the background, fully compliant with the law.

The module is designed in full compliance with:

Slovak Republic:

  • Act No. 182/1993 Z. z. on the ownership of dwellings and non-residential premises
  • Act No. 431/2002 Z. z. on accounting
  • Decree of the Ministry of Finance of the Slovak Republic No. MF/24342/2007-74 (procedures for non-profit organizations)
  • Act No. 67/2013 Z. z. (service settlement) — by the 31 May deadline
  • Government Regulation of the Slovak Republic No. 87/1995 Z. z. (late payment interest)

Czech Republic:

  • Act No. 67/2013 Sb. + Decree 269/2015 Sb. (allocation of heating and TUV)
  • Act No. 563/1991 Sb. on accounting (micro accounting entity)
  • Civil Code § 1179 (right of inspection)

Special feature: integration with voting

OpenResi is the only application that links voting with accounting:

  • The owners' assembly approves an FPÚO increase of €0.30/m² → the fee schedule for the next month is automatically updated
  • The owners' assembly approves an extraordinary repair → the expense is linked to the voting audit log

As a result you, the chairman, do not have to rewrite assembly decisions into two systems — one source of truth.
