For chairmen of housing communities
This section is for HOA chairmen, committee members, vote counters, and building caretakers who manage the operation of an apartment building through OpenResi.

Roles in OpenResi
OpenResi distinguishes five roles. Each has a different scope of permissions:

The same user may have a different role in different buildings. For example, you are the chairman of one HOA and at the same time an ordinary owner in another building.
Committee structure
In Settings → Committee members you define the structure of the building's governing body:

When creating a building, choose a governance model:
- chairman_council — chairman + council (most common)
- committee — committee without a chairman
- chairman_only — chairman only (small buildings)

Building settings
In the Settings section you have six tabs:
- Building details — name, address, company ID, country (SK/CZ), vote weighting method
- Entrances — creating / editing entrances and blocks
- Units — list of all units, numbers, floors, area, share
- Voting — default quorum and initiator type settings
- Committee members — who is the chairman, council members, etc.
- External connections — API keys for integration with other systems
After the first vote, shares and ownership are locked into the meeting minutes. If you change them later, a mismatch may arise between older minutes and the current state.
