Voting as an owner
As a unit owner you have the right to vote on HOA resolutions. OpenResi records your vote in accordance with § 14b of Act No. 182/1993 Z. z.
Where do I find votes
In the side menu click "Voting". A list of all votes for your building opens, grouped by status:

| Closed | Voting has ended, the results are shown |
Each card displays:
- Resolution title
- Vote type (written or at a meeting)
- Entrance / block, if the vote does not cover the whole building
- Period (from – to)
- Author's name
How do I vote
Click an active vote in the list. The detail page opens with the full text of the question and three options.
Three voting options
For each of your properties you will see three separate buttons:

OpenResi records your choice immediately and shows a ✓ next to the selected button.
OpenResi does not show a "Are you sure you want to vote?" dialog. The vote is recorded immediately. If you made a mistake, simply click a different option — as long as the vote is open, you can overwrite your choice.
If you own multiple units
If you own more than one unit in the building, the vote detail will show a separate section for each unit (e.g. "Unit 12", "Unit 27"). You vote for each one separately — for example you can choose FOR for unit 12 and AGAINST for unit 27.
If the unit is in co-ownership
If you own your unit together with other people (spouse, sibling, parent…), each person votes individually. OpenResi automatically weights the result by ownership shares.
If your co-owner has already voted before you, you will see a notice:
"Another co-owner has already voted for this unit"
You can still vote — your vote will be counted according to your ownership share. Details in Co-ownership.
Vote confirmation
Audit hash in the app
Below the buttons you will see an audit hash — a short code that uniquely identifies your vote in the system. It serves to verify immutability.
Email confirmation
After each vote (including any change) OpenResi sends you a confirmation email containing:
- Vote title
- Number of the unit you voted for
- Your choice (FOR / AGAINST / ABSTAIN)
- Timestamp
- Audit hash
The confirmation email is required by law (§ 14a para. 5 of Act No. 182/1993 Z. z.). It cannot be disabled.
If in future you want to challenge a vote result, this email is your evidence.
Voting at a meeting
If the vote type is "at a meeting", you cannot vote from home. The app will display:
"A meeting vote can only be held in person."
You must attend in person — the paper ballot is filled out and entered into the system by the chairman or vote counter.
If you cannot attend the meeting
You can grant a proxy to another person to vote on your behalf. The proxy must be recorded by the HOA chairman — contact him and deliver the signed proxy before the meeting.
When do I see the results
You will see the results in these cases:
- The vote has closed — for everyone
- You have voted for all of your units — while it is running, you see only your own vote plus a subtotal
- You are the chairman or vote counter — you see the running tally throughout the vote
The results include:
- Total number of votes
- Votes by option (count and percentage)
- Quorum status (whether it was reached)
- For units in co-ownership: a breakdown of the co-owners' votes and the result for the unit
