Voting in OpenResi
OpenResi enables housing communities (HOAs) to run voting fully in compliance with Act No. 182/1993 Coll. on the ownership of flats and non-residential premises, particularly with § 14 (voting procedure), § 14a (written voting) and § 14b (electronic voting).
Two types of voting

When creating a vote, the chairman selects one of these types. Owners see a clear indicator on the card and in the detail view.
Who may initiate a vote

In the second case OpenResi displays a legal notice when creating the vote about the mandatory deadline for filing the initiative.
Three voting states
Every vote moves through three states:
DRAFT → ACTIVE → CLOSED
| State | Slovak name | What it means |
|---|---|---|
| draft | "Planned" | The chairman is preparing the wording and dates. Owners do not yet see the vote (or only its title without the ability to vote). It can still be edited or deleted. |
| active | "Active" | The vote is open. Owners may cast their votes. The chairman no longer changes the wording. |
| closed | "Closed" | The deadline has passed (or the chairman closed the vote early). Results are final and cannot be recalculated. The voting minutes (PDF) can be downloaded. |
The state cannot be moved backwards: a closed vote will never be active again, and an active vote cannot return to planning.
Three response options
OpenResi has exactly three options — in line with the law:
- FOR — I agree
- AGAINST — I disagree
- ABSTAIN — I abstain
Custom options cannot be defined (e.g. "A / B / C") — this would conflict with § 14 of Act 182/1993 Coll.
